Whether you own a home, manage a rental property, or are responsible for a commercial premises, ensuring your fire alarm system is compliant and working correctly is essential.

Outdated, damaged or non-compliant fire detection systems could put lives at risk and may also have implications for your insurance cover if you ever need to make a claim.

Domestic Properties

Since February 2022, all homes in Scotland are legally required to have interlinked smoke and heat alarms that meet the Scottish Government’s standards.

If your property doesn’t comply with these regulations, it could affect your home insurance and, more importantly, reduce the level of protection for your family.

Commercial Properties

For businesses, landlords and commercial premises, fire alarm systems should be suitable for the building as set out in your risk assessment, regularly maintained and compliant with current fire safety legislation. Insurers also expect fire protection systems to be properly maintained, with servicing carried out where required.

Whether you operate an office, shop, warehouse, industrial unit, hotel, care home or other commercial premises, having the correct fire detection system in place is a vital part of protecting your staff, customers and business.

When Did You Last Check Your Fire Alarms?

Even if your alarms are already installed, it’s important to check their age.

Many modern domestic smoke and heat detectors have sealed batteries designed to last up to 10 years. Once they reach their expiry date, the entire detector should be replaced. Commercial fire alarm detectors also have a lifespan set by the manufacturer. You can usually find the manufacture or expiry date printed on the back of the unit.

Commercial fire alarm systems should also be inspected, tested and serviced regularly to ensure they continue to operate correctly and remain compliant.
